We find leaks without finding trouble.
Thermal imaging, tracer gas and acoustic diagnostics that pinpoint hidden leaks precisely, no exploratory damage, insurance-ready report included.
Any hidden leak, in any system.
If water is going somewhere it shouldn’t, we’ll trace it to source: under floors, behind walls, beneath drives, without tearing your home apart to look.
Pressure-loss diagnosis
Central heating & pressure loss
The most common call we get: boiler pressure dropping every day and no visible water anywhere. We find the failing joint on the circuit with minimal disruption.
Underfloor heating
Pinpointed within the loop, lift one tile, not the whole floor.
Mains & supply pipes
Incoming mains indoors and out, including beneath drives and gardens.
Bathrooms & kitchens
Failed seals and hidden joints behind tiling, located before they’re opened up.
Damp & water ingress
Moisture mapping that separates a live leak from condensation or an old stain.
Pools & external systems
Swimming pools, ponds and irrigation, losses confirmed, quantified and traced to the failing section.
Five ways to see through a wall.
No single instrument finds every leak. We cross-check methods until the source is confirmed, then mark it, photograph it and put it in writing.
Thermal survey in progress
Thermal imaging
Temperature anomalies reveal wet pipework and heating circuits behind surfaces, without touching them.
Acoustic detection
Ground microphones amplify the sound of escaping water through floors, screed and tarmac.
Tracer gas
A safe hydrogen mix is introduced to the pipe; it escapes at the leak and is detected at the surface.
Moisture mapping
Calibrated probe readings on a grid distinguish a live leak from residual damp. Salts analysis can be completed to identify the water source. This can determine whether your water source is ground water, waste water or potable water.
Pipe tracing
We map the run before we diagnose it, not by guesswork.
From first call to written proof.
Tell us what you're seeing
A damp patch, a pressure drop, an unexplained water bill. We’ll talk it through and give you a survey price.
Non-invasive survey
One team, one visit. Thermal, acoustic, tracer gas and moisture diagnostics, nothing opened up to have a look.
Pinpointed & proven
The source marked to the exact spot, with thermal stills, readings and photographs as evidence.
Create access point
If the repair needs us to reach the leak directly, we open up a single, localised area at the confirmed spot, kept as small as possible, never exploratory.
Report within 48 hours
An insurance ready trace & access report: cause, location, evidence and a clear repair recommendation.
Evidence your claims team can rely on.
Every survey produces a structured trace & access report written for the claims process, not a plumber’s note on an invoice.
- Cause and origin confirmed with thermal stills, moisture grids and tracer readings appended.
- Clear repair scope what failed, what access was required, what reinstatement is needed.
- 48-hour turnaround report delivered to policyholder and adjuster simultaneously.
- One engineer, accountable direct line to the person who carried out the survey.
Calm restored, in their words.
“Two plumbers wanted to lift the whole hallway floor. Leapfrog found the leak in an afternoon, one floorboard up, exactly where they said it would be.”
“The report did the arguing for us. Our insurer accepted the claim first time, no back and forth, no second opinions.”
“We instruct Leapfrog on trace & access across Hertfordshire. The reports are consistent, evidenced and on time, which is rarer than it should be.”
Based in Hertford, working across the region.
Most surveys are booked within two working days. If you’re just outside these areas, call as we regularly travel further for insurers and larger properties.
Asked before nearly every survey.
Will you need to dig up my floor or open walls?
We work hard to avoid it, our detection methods read through floors, walls and screed, so finding the leak rarely means breaking in. If access is needed to reach the leak for repair, we keep it localised and to a minimum. Sometimes we create small openings for the camera but nothing extensive.
Will my insurer accept your report?
Yes — the report is structured as a trace & access document with cause, evidence and repair scope, which is what claims teams ask for. Loss adjusters instruct us directly for the same reason.
What if you can't find the leak?
If we don’t locate your leak, you don’t pay for the survey. In practice this is rare — cross-checking methods until the source is confirmed is the whole job.
How long does a survey take?
Most domestic surveys take two to four hours on site. You’ll usually know where the leak is before we leave, with the written report following within 48 hours.
What does it cost?
Clear, transparent pricing: domestic surveys start from £513.60 (VAT included) for a four-hour minimum visit, so you always know where you stand. Pool and external mains leaks are quoted bespoke. Trace & access costs are often recoverable under buildings insurance. See full pricing.
Do you repair the leak as well?
Where it’s straightforward we can often repair on the day. For larger works, the report gives any plumber or builder exactly what they need — you’re not tied to us.
